Cross-Laminated Timber Tourist Complex on Lake Garda

,

The project in which we were involved first as consultants and then as structural designers for the cross-laminated timber structure within a campsite on Lake Garda has been completed.

PROJECT SUMMARY

The project involves the construction of a two-story cross-laminated timber building with a ground floor of approximately 250 sqm and a first floor, featuring large terraces, of approximately 360 sqm.

A total of 7+7 residential units are planned for use during the tourist season.

The structure is entirely built in CLT with 3-layer walls 8 cm thick, while the floors are of the glulam-laid type.

The roof slab is flat and, above the structural panel and insulation, sloped planks, waterproofing membrane, and gravel are laid to ensure rainwater drainage.

CONSULTING DURING PROJECT DEFINITION/TECHNICAL SPECIFICATIONS PHASE

We were contacted by the client before proceeding with the selection of the contractor to define the minimum technical specifications.

We established the minimum requirements in terms of acoustic performance, fire resistance, and thermal properties, and prepared the corresponding performance specifications.

All individual specification items were selected and detailed. This made it possible to obtain truly comparable cost estimates.

We provided consulting during the analysis and verification phase of the cost estimates until the selection of the winning contractor.

CROSS-LAMINATED TIMBER PANEL DESIGN

We carried out the detailed design of the timber structures for the entire building.

The walls are made of 8 cm thick cross-laminated timber and double walls were designed between the different residential units.

The floors, given the need to optimize heights, were constructed in glulam-laid configuration.
